Colorado's Timber Ridge is an upscale newer development of mostly 3-acre parcels

This was an 1100-acre ranch with a variety of terrain, from open meadows to heavily forested ridges.   Many of the lots offer dramatic mountain views. There is extensive open space throughout this development, available to residents for hiking or riding.  It's rather special among small-acreage neighborhoods in that it has paved roads, and central sewer in addition to central water.  Utilities are underground.  POA dues are $600 for 2010.

Directions:  Timber Ridge can be accessed from Hwy 160 west of town or from Trujillo Road. 

 

From Hwy 160 west:  South onto S. Pagosa Blvd., East on Capricho Circle.  At the Timber Ridge entrance the road becomes Bristlecone Drive.

 

From downtown Pagosa:  Trujillo Road (CR 500) South;  West on Bristlecone Drive.
