This area is across Hwy 84 from Echo Lake, which is a state recreational area. Five acre lots predominate, though some are larger. The majority of the terrain is flat and open, but both sides of a large ridge offer parcels that are elevated and heavily wooded. Echo Creek runs through the development. Central water and electric. There are recorded covenants but no POA to enforce them, so they are no longer active.
Directions: Head down Hwy 84 from town 3.4 miles; turn left onto Terry Robinson Road. Both forks access Pagosa Pines. Pineview Rd to the left spans the wooded north side of the ridge, while Terry Robinson travels the south side.
